1. What’s included in the rent?
Does it cover utilities (water, gas, electricity)? Yes, water only
Are internet or cable included? No
Is trash or pest control included? No
2. How long is the lease term?
Are there 6, 9, or 12-month lease options? We Offer 6, 9, 12, and 14 month leases
Is month-to-month available? Yes, with an additional $150 Fee per month
3. What’s the pet policy?
Are pets allowed? Yes, your fur babies are welcome.
Are there breed or weight restrictions? No
What are the pet fees or deposits? $300 pet deposit non-refundable $25 per month rent fee
4. What’s the security deposit and is it refundable?
How much is due upfront? $300
Under what conditions is it returned? Condition of the unit at move-out and all rent balances paid in full
5. When is rent due and how do I pay it?
Online portal? Check? In-person? Rent can be paid between the 1st-5th of each month online (RentCafe), with a money order or WIPS payments
Are there late fees? Yes, on the 6th a late fee of $100 will be charged
6. What’s required to apply?
A Valid Id/ Driver’s License and Social Security Card
Meet 2.5 Times Income Requirements
Last 4-6 Check Stubs, Award letters, Pension, Retirement, etc.
$50 Application Fee (money order)
7. Is a credit check or background check required?
Credit score of 560 or higher is needed
Will a cosigner help? If they meet the application/screening requirements
8. How long does the application process take?
Usually 3-5 business days with proper documentation
9. When can I move in?
Once the application is approved, the deposit is paid, and the unit is ready for move-in.
10. Can I see the exact unit I’ll be renting?
Yes, or it will be a similar layout
